Pressure washing in Vancouver
Vancouver has two completely different exterior cleaning problems depending on which side of Main Street you are on. The east side is largely stucco and vinyl on tight lots, and the west side is heritage brick, painted wood and mature tree cover.
What Vancouver properties actually need
The older west side housing stock is the trickier work. Painted wood siding on a 1920s house will not take the pressure that vinyl shrugs off, and heritage brick holds moisture in the mortar joints. Both need soft washing rather than a wand, and anyone quoting you a fast job on a heritage home is planning to blast it.
East of Main the problem is usually stucco, which has thousands of tiny pockets holding water in the texture. That is why the green film takes hold there faster than on a smooth surface, and why it comes back on a similar schedule.
Lot lines are tight almost everywhere in the city, so side walkways and the shaded strip between houses are usually the worst part of the property and the part nobody can reach with a garden hose.
