Every job is quoted individually, because size and condition decide the price and no list can see your property. What we can give you is where each service starts, and a flat number the same day you ask.

Starting prices for a straightforward property. Yours gets its own number.
What actually changes the number
Three things, in order of how much they matter.
Size
Square footage of siding, roof area, and how much flat concrete there is. This is the biggest single factor and it is why a photo helps so much.
Access
Three storeys, a steep driveway, a narrow side passage or a fenced back yard with no gate all add time. Nothing about it is unusual, it just takes longer.
Condition
A house washed two years ago is a quick job. One that has never been touched in twenty years of Lower Mainland rain takes longer and needs more dwell time.
We would rather quote you honestly and lose the job than quote low and hand you a bigger invoice at the end. That is the whole reason the price is flat.
Pricing questions
Why is there no fixed price list?
Because the two things that set the price are size and condition, and no list can see either. A 1,200 square foot bungalow washed two years ago and a 3,000 square foot house that has never been touched are not the same job, and pretending they are just means somebody gets a surprise at the end.
So how fast do I actually get a number?
Usually the same day. Send a photo and your address, and you get one flat price for the whole job. That number is agreed before we start and it does not move afterwards.
Is there a minimum job size?
Yes, $199. Below that the drive time and setup cost more than the work. If you only need something small, bundle it with something else on the same visit and it is far better value.
Do you charge by the hour?
Never. Every quote is a flat price for the whole job. Hourly pricing rewards working slowly, which is not an incentive you want pointed at your house.
What makes a quote go up?
Height, access and condition. Three storeys, a steep or awkward approach, and heavy long-neglected growth all add time. Anything that pushes the price above the starting figure is explained before we start, not after.
Are these prices in Canadian dollars?
Yes, all prices on this site are CAD and exclude GST.
