Moss is not a cosmetic problem on a roof. It lifts the shingle edges, holds water against the deck underneath and shortens the life of the whole thing. We treat it. We never put a pressure washer on it.

What the job includes

What moss actually does to a roof
Moss holds water. That is the whole problem. A dry shingle sheds rain and lasts its rated life, and a shingle with moss growing along its edge stays damp more or less permanently through a Lower Mainland winter.
As it thickens, moss physically lifts the bottom edge of each shingle, which breaks the seal and lets wind and water get underneath. It also traps the granules that wash off the surface, and those granules are the layer protecting the asphalt from UV. Once they are gone the shingle degrades quickly.
This is why roof work here is worth doing before it looks bad rather than after. Replacing a roof early because of moss is an expensive way to save a few hundred dollars.
Questions we get asked
Are you going to pressure wash my roof?
No. Pressure washing a shingle roof strips the protective granules off the surface and can void the manufacturer warranty. It makes the roof look clean immediately and takes years off its life. We treat the moss and let it die back and wash off naturally.
How long until the roof looks clean?
The moss dies within days but takes weeks to fully weather off, and a few rain cycles to wash clear. If you want it visually clean immediately, that is a hand-clearing job and we will quote it separately. Anyone promising an instant spotless roof from a wash is using pressure on it.
How often should this be done here?
Most Greater Vancouver roofs benefit from treatment every two to three years, and sooner if you are under heavy tree cover or on the North Shore. Zinc or copper strips at the ridge can stretch that interval.
Do you do the gutters at the same time?
Yes, and we would recommend it. Moss coming off a roof goes somewhere, and that somewhere is your gutters. Doing both together is cheaper than doing them as two visits.
